I heard that some property owners are now providing short-term, flexible space to retailers rent free - but they take a fee for each sale. What would be the pros and cons of such an approach?

I spoke to the owner, and we were thinking it would be cool to have this pop-up retail idea combine with a small coffee bar (a kind of "anchor" tenant). Flux coffee in Farmingdale has a great vibe/approach - such a new style of coffeeshop would be much needed in Amityville (especially in the town center). What else might be needed in this space (after it is made into a "blank slate")?
